I just came across a great site that has information on understanding the homebuyer tax credit – Do you qualify? Is this just for first time homebuyers? When is the deadline?
This site answers these questions and more. The best part is there is an Eligibility Test to see if you can take advantage of this credit.

Day 79:
It’s Thursday – and my closing for tomorrow is confirmed – Yahoo! I am so happy for my clients. They are First Time Home Buyers and so looking forward to their first home.

More good news… Fo-Fo – my in-law’s dog that we have been watching since June – left today – another Yahoo! To everyone who didn’t know him, he looked like a cute Koala Bear – but get too close, and you’d lose a finger, or two!

Since my in-laws flew in from Portugal today, David gave Fo-Fo a bath and Joe drove him down to Mt. Vernon, NY. He also had dinner with his family in celebration of their parents return. The kids and I had a simple – easy – and inexpensive dinner – pasta. I also sauted peppers, onion and spicy portuguese chorizo – Yum, Yum. And Amanda made an oh-so-awesome Banana Chocolate Chip Bundt Cake. Eating this cake warm is unbelievably delicious. The recipe came from www.Foodista.com
I ended the day by working and looking forward to tomorrow - and a 2nd slice of cake.

Now that the holidays are over – President Obamais officially in office – interest rates are still low and more homes are coming onto the market, while some that are currently on have been reduced – I wish all that are looking to purchase… A Road to Happy House Hunting!

Clouds are everywhere – where I live in New Fairfield, CT and where I work in Brewster, NY. We are due for a wintery mix – rain and snow which will then change over to ice. Although, I am pleased to say, that it doesn’t seem to stop my buyers who are looking to purchase a home.

Viewing homes in the winter does have some advantages. You can see how cozy the house is – are there drafts – or possibly rooms that are poorly heated and/or insulated. Rooms can vary – for example those with vaulted ceilings hold all the heat high above. Simply installing fans to draw the heat down can help. Or, rooms that were once a porch and now enclosed, may need more insulation and so on.

Also, while viewing the homes property in the winter, when all the leaves and shrubs are gone, helps to see the entire acreage – along with what is neighboring the property.

House Hunting in Westchester County
I have been assisting First Time Home Buyers who are looking in different towns in Westchester County, a perfect middle in-between New York City and the country in upstate New York.
Last week we viewed a townhouse in Rye, NY – a home in Scarsdale, NY – and then moved onto another home and townhouse in Pelham, NY. All of these towns and streets we passed to get to our designation, brought back early memories of when I lived in Westchester – growing up in Mount Vernon, NY and then moving to Harrison, NY.
I am very fortunate to have these wonderful memories and I am always anxious to assist buyers in their search to begin their memories. Also, it’s always a pleasure working with 1st time home buyers who are currently renting and now have the opportunity to stop handing over a check to their landlord and saying good-bye to their money – FOREVER!
When owning your own home, over time you may build equity into the home and it can be the single biggest tax break available. And don’t forget – YOU control the heat, YOU get to remodel and decorate it with YOUR style inside and out!
