Homes – One Viewing at a Time
As I view homes with clients throughout New York and Connecticut, I sometimes have to remind my buyers to view and stay focused – One Viewing at a Time.
Gaetan Lee – Flickr.com
Many times, while house hunting, buyers can’t help but mix homes together. A couple may be out viewing together – one will turn to the other saying the driveway isn’t as steep as the first home they saw earlier that day. Then, I witness the others face – the deer in headlights look – nothing is registering – a bit of memory loss has just happened! It sometimes gets so bad, I become referee – and since I have no emotional ties in the purchase, it is easy for me to view homes and retain information – and I’m always glad to help.
Silenceofnight – Flickr.com
To save yourselves some stress and aggravation, take notes – “Side yard has beautiful trees – but VERY close to the house, needs trimming - nice flat back yard, enough for swing set and a garden - front steps look in need of repair, look into cost,…” and of course, continue inside the home including the garage, attic and basement – “musty smell in basement, awesome master bedroom, can stand up in attic but it is not a walk up,…”
Squirrel Cottage – Flickr.com
Some may think that by having to concentrate on writing notes, they may be missing out on viewing the home. Actually, having to jot down notes makes you look up, down and all around!

My Cell Phone Pic – Hopewell Junction, NY
While waiting for clients in front of a home we were scheduled to view in Hopewell Junction, NY – a hamlet of East Fishkill – I looked up and couldn’ t believe how beautiful the sky looked!

My clients went on to purchasing the home and now get to look up and see this wonder very often!
Life as a Realtor – Showing Homes in Dover, Wingdale & Pawling, NY
Oh… what a day this past Sunday. I was happy that all 3 homes my clients were interested in viewing were all fully available. I always try to confirm with the listing agent or listing office each of the homes status. Although it may show “available” on the MLS – Multiple Listing Service – many times, I’ll be told the home has an accepted offer, inspections done and many times – contracts have been signed! There are many reasons why a listing agent will not change the status from available to accepted offer and then pending. One reason is… they hope for back up offers. This is good for the seller – not so good for buyers – especially if I only find this out AFTER viewing the home that now my buyer has some interest in.
Paulio Geordio – Flickr.com
The first home was in Dover, NY - WAY off Route 22. I was on unpaved roads, going up a mountain with twists, turns and lots of mud! All this to find out that the road leading to the home was closed! A huge “ROAD CLOSED” sign was up … BUMMER! - onto the next.
NatalieMaynor – Flickr.com
Our 2nd home was in Wingdale, NY - a bit further south of Route 22. This home had peeked interest in my buyer from the first time I e-mailed it to her a few months back – but it had an accepted offer and we were never able to view – until now. Apparently, the deal fell through. We turned onto the road of the home and noticed there were mobile homes on both sides of the entire road. Nice neighborhood, but the home we were viewing was a cape and it stood out like a sore thumb – but there was still some interest. I rang the bell, as always, then proceeded to retrieve the key from the lockbox. When I went to open the door, I heard barking… then growling – a low, angry growl. Now what do I do!! There is a loose dog. Thankfully, he was a chihuahua who continued to growl at me the entire time we viewed his“casa”.
tanakawho – Flickr.com
Onto the 3rd, and last home which was also off of Route 22 in the town of Pawling, NY. This appointment took me 2 days to confirm – the owners and I kept going back and forth until finally all was good to go. I pull up to the home and realize – I’m late! Due to all the twits, turns and mountain climbing to get to the first home and fearing for my life in the second home. Oh well, I will apologize if the owners are home, I thought. I read my notes – “Lockbox on Back Door“. So, I walked up to the deck… no lockbox, but there was a note to remove our shoes – so I knew we were at the correct door – but where was the lockbox? Finally, it was found on the basement door – ??? and we were able to view the home. Awesome! Lots of space – first floor – finished lower level – AND an apartment above the garage as well as privacy!! My buyers expressed interest and I promised to contact the listing agent on my way out. Which I did…. only to hear, “Diana, forget about this home, it is going to auction on Tuesday.” GULP! I felt terrible for the homeowners who were losing their home due to foreclosure AND I felt terrible for my buyers.

Just another day in my “Life as a Realtor“… and I love it!
Obama Promises More Low Cost Mortgages
I received some positive news today via e-mail. An article written in “Daily Real Estate News” through Realtor.org

Obama Promises More Low-Cost Mortgages…
President Barack Obama promised Saturday to reduce mortgage costs as a key part of his plan to improve the economy.
Analysts applauded the move, saying that making low-cost mortgages widely available could stabilize housing markets and jump start new home construction.
Beyond that, observers say aid for the troubled housing market will help blunt the anger many Americans feel over the financial bailout as the executives of firms that received billions take bonuses while average people lose their homes.
Source: Reuters News, Mark Felsenthal (01/31/2009)
Any positive news makes me happy for both my buyers and sellers. My buyerswill be able to possibly take advantage of these historically low interest rates and sellers may see more activity and possibly a SOLD sign in front of their home!

A Road to Happy House Hunting!
Now that the holidays are over – President Obamais officially in office – interest rates are still low and more homes are coming onto the market, while some that are currently on have been reduced – I wish all that are looking to purchase… A Road to Happy House Hunting!
Please keep in mind that the road to finding your home may seem windy at times…
mikael miettinen – Flickr.com
and it may seem to go on forever… with no happy ending in sight…

But in the end, when you’ve found a home, and begin a new chapter in your life, I’m sure you’ll look back and realize it was all well worth it! After all… roads lead to homes – right?

A Clutter Free Home
Whether your home is currently on the market – or your thinking of selling your home – or have no plans for selling at all – Living in a Clutter Free Home is wonderful! Less Mess… equals Less Stress!
supershoppertoo – Flickr.com
When my 5 kids were little, and mornings getting ready for school could get crazy. If you have children – 1 child – or maybe just yourself to get together in the am – being organized was and is key to having enough time for a good breakfast, no need for shouting and stressing and things going as smoothly as possible! Everyone wondered why I had so much patience. Alot came from again, being neat, organized and clutter free. Just think how upset one gets when you can’t find your car keys – or your left shoe! If everything gets put in their place, this could be avoided.
Mickelodeon – Flickr.com
Even now, with my kids being 20, 18, 16, 15 and 13 years old, I insist on that way of life. I think it’s great that they’re able to get up, have their clothes picked out from the night before, everything needed to get ready is at their fingertips so no time is wasted – and rather spend that time to eat well, grab their lunch – which is always made the night before – and be able to run off to school on time. OK – I admit, with teenagers, it doesn’t ALWAYS work so smoothly!
This works well with my life as a Realtor – having my electronic keys updated, my appointments made, listings printed out – one copy for me and one for my clients, gas in my car, addressed inputted into my GPS, I-Pod ALWAYS in my purse to be able to connect to my car – along with my camera and Flip video camera, and last – but not least – my cell phone and back up battery always charged. Even if a client calls and asks to view a house in – an hour – I can usually always make it work – since most of the above has been done! Keeping organized – keeps me sane. And knowing that there are always days that things can’t and don’t seem to run smoothly is also important.
supershoppertoo – Flickr.com
During my appointments, viewing homes with clients, many can see past the dirty dishes in the sink, the pile of smelly shoes near the front door, the dead fish floating in the fish tank – but some simply can not see past all of this! It is an instant turn off and with sooo many homes on the market, they simply want to move onto the next! And I can’t blame them since I can’t help but think that if the homeowners can’t keep up with the laundry and make the beds, then I wonder if they’ve had the time or responsibility to service their furnace yearly, have the septic pumped every 2 or 3 years or fix a leaky pipe asap??
Joe Shlabotnik – Flickr.com
The easiest way to get started on getting organized is to pick a day – any day – whether it’s when the kids are at school and your home alone – or when the kids are home and you have them help. Make a LIST – Tackle ONE ROOM AT A TIME – Have REWARDS for you and anyone that helps. For me, I would say that after I’m all done cleaning out the garage, I will NOT be making dinner – Pizza for all and a glass of wine for me! To get the kids to help, say after they’re done helping, they can pick what’s for dinner – or what movie to rent – or – you can take them to the mall for a TREAT! And don’t forget to stay hydrated, take snack breaks to refuel, play some hoping music to get you going and have fun!

For someone selling their home, think of how easy it will be if you get a last minute call for a viewing - or an unexpected guest comes over – or you get sick and family or friends come to help – how do you explain the moldy containers in the fridge – the 9 piles of laundry – the empty cupboards since no dishes have been done! Yes – this is a bit much, but I have seen this! No one is perfect – but there is always room for improvement. Please keep in mind that stress can lead to numerous health issues with your heart, immune system, weight gain…
Mahopac, NY a Great Community

Photo from Google Imagery
Mahopac, NY is a great community located in Putnam County and bordering Westchester County. It is approximately 50 miles from New York City which is accessible via the train in Croton Falls or on the Taconic State Parkway – or – Interstate 684.
The Mahopac Central School District has multiple elementary schools that are recognized as National Schools of Excellence and the Middle and High School are both New York Schools of Excellence.
The just under 9,000 residents have much to do in Mahopac - The most popular attraction is Lake Mahopac for boating, fishing, swimming and more on it’s approximate body of 587 acres.

With it’s fresh, clean air – parks and trails to walk or jog – one of which is Sycamore Park with 32 acres on Lake Mahopac - And best of all – Lake Mahopac along with a few smaller lakes.

My husband and I purchased our very first home in Mahopac – overlooking Lake Mahopac – many good memories there! Now, as I show homes there, I can see all the changes that Mahopac has had over these past 22 years. All the new shops and restaurants, new state of the art library with 33,000 square feet and Mahopac’s new firehouse.

If your interested in viewing homes – single family or condo/townhomes – in Mahopac, I would be pleased to show you around!
Clouds for a Wintery Mix in New Fairfield, CT & Brewster, NY
ashoct28 – Flickr.com
Clouds are everywhere – where I live in New Fairfield, CT and where I work in Brewster, NY. We are due for a wintery mix – rain and snow which will then change over to ice. Although, I am pleased to say, that it doesn’t seem to stop my buyers who are looking to purchase a home.
takacsi75 – Flickr.com
and… as long as the driveways are plowed and walkways are clean to homes that we’re viewing – I’m good to go!
GIRLintheCAFE – Flickr.com
Viewing homes in the winter does have some advantages. You can see how cozy the house is – are there drafts – or possibly rooms that are poorly heated and/or insulated. Rooms can vary – for example those with vaulted ceilings hold all the heat high above. Simply installing fans to draw the heat down can help. Or, rooms that were once a porch and now enclosed, may need more insulation and so on.
pleasantpointinn – Flickr.com
Also, while viewing the homes property in the winter, when all the leaves and shrubs are gone, helps to see the entire acreage – along with what is neighboring the property.

Lisa Sanderson – Flickr.com
So, I invite all those interested in going out to view homes – in the snow – ice – cold and wind!

It’s COLD Outside!
Boy is it COLD outside! Yesterday, I showed a home in Brookfield, CT – nice, cozy - warm cape. My clients took their time and checked everything out – the way viewing homes should be. Then we made our way into Danbury, CT- Brrrr!!! We viewed two Foreclosures – with no HEAT!! Both had been winterized so that the pipes wouldn’t freeze – too bad I did! By the second home, my toes and hands were numb and my nose was running – but I couldn’t feel it! I DON’T know how people work outdoors - like my husband.
My state of mind says it’s only November and technically we are still in the Fall season – but – Mother Nature seems to want winter here – NOW! So, lesson learned for me – time to wear a winter coat – scarf – warm boots AND bring something warm to drink for me and my clients!
Price Your Home to Sell
In this more challenging market, “Price Your Home to Sell“ featured in FrontDoor.com – has some helpful hints and how to list and sell your home.
Interest rates are still historically low and there are buyers. Although, those buyers – even first timers – are very knowledgeable and know exactly what they want – and many want a more move in home.
How can you stand out as a seller without spending too much money that you may not recoup?
- First impressions are very important and you want a buyer to feel good when they drive up to your home. Add a dash of color with seasonal flowers – mums are great now in the Fall. Keep shrubs and grass trim, leaves raked and walkways clean and inviting. To take it a step up, Lowe’s has some great ideas – even if you just use one of these.
- Keep your home clean and tidy – view HGTV’s Speedy Cleaning & Organizing Tips - Remember, buyers have a hard time getting past the mess!
- As you all know, the Kitchen and Bathrooms are the most important features that buyer are looking for. Keep them clean, decluttered and as updated as possible. Some inexpensive ideas – like changing the hardware and/or painting cabinets, can help bring in more buyers.
A few other ideas – Reed Diffusers are great – they smell delicious and there is not the worry that you may have with leaving a lit candle.
Light and Bright – Open your blinds, pull back your curtains, have your lights on when you know there is a showing and leave a note for the Realtor to please shut them off when done.
Leave a “Treat” for your potential buyers. Some have being viewing homes all day – a Trick or Treat bag is perfect this month!
“Show off” your home by having your listing agent take many photos and add all that is allowed to your listing.
Please be flexible when it comes to showings. You don’t have to leave your home for the entire afternoon – wondering if the agent has come yet. As soon as they arrive, take a walk, a ride or visit a neighbor.
If your selling your home in the Fall or Winter, have photos of your home during the Spring and Summer seasons.
Also, if possible, have copies of your survey, floor plan, school info, local parks and shops. Anything and everything that will help draw a potential buyer not only to your home, but your community.
Most importantly – PRICE it right! Unfortunately, it’s not what you want or need – the market controls the price. Have your agent inform you of what has recently Sold and any New Listings in your neighborhood as they come up during the entire listing time. You need to know if a home 3 doors down that is larger and totally renovated, is on the market for LESS than your home.
Lot’s of LUCK!

Landscaping Your Yard
As many people this past weekend had family and friends over for Memorial Day barbecues, I’m sure some thought as I did – What can I do to improve my landscaping – and how? Remember, I am an all-thumb gardener! These questions are also asked by some of my clients who are viewing homes now in the Spring market and the yard is in full view for their imaginations!
Once again, I turned to the internet for help. HGTV has some great short videos that will help with some great tips for decks, water features, driveways and more.

House Hunting in Westchester County
I have been assisting First Time Home Buyers who are looking in different towns in Westchester County, a perfect middle in-between New York City and the country in upstate New York.
Last week we viewed a townhouse in Rye, NY – a home in Scarsdale, NY – and then moved onto another home and townhouse in Pelham, NY. All of these towns and streets we passed to get to our designation, brought back early memories of when I lived in Westchester – growing up in Mount Vernon, NY and then moving to Harrison, NY.
I am very fortunate to have these wonderful memories and I am always anxious to assist buyers in their search to begin their memories. Also, it’s always a pleasure working with 1st time home buyers who are currently renting and now have the opportunity to stop handing over a check to their landlord and saying good-bye to their money – FOREVER!
When owning your own home, over time you may build equity into the home and it can be the single biggest tax break available. And don’t forget – YOU control the heat, YOU get to remodel and decorate it with YOUR style inside and out!

While House Hunting, Stop & Smell the Flowers
With Homes For Sale’s inventory being high and interest rates low – WHAT A PERFECT TIME TO BUY! With so many homes currently on the market, you can start in the morning and end in the evening, viewing home after home in different neighborhoods – towns and states!

If your out viewing homes, please make time to take in as much as you can. Take notes on EVERYTHING, including the pluses AND minuses of each home. With the sellers permission, you may also be able to take your own photos or video. Since many homes have little or no interior pics, I have taken my own footage to send to my clients via e-mail so they could share desired homes with family members and friends.

With homes that my buyers are considering to purchase, these photos will help them with ideas of where to place furniture, color schemes and even help answer questions like, “How many window were there in the master bedroom?”. Couples often argue over whether or not there was a fireplace in the living room!
Also, with now being Spring, maybe take the time to smell the flowers along the way!

Bethel, Connecticut – and First Time Home Buyers
A few weeks ago I had the privilege to be out with First Time Home Buyers - who happen to be in their 50′s – not your typical age of First Time Home Buyers, but adorable non the less!
While out viewing homes with 1st time home buyers in their 20′s and 30′s, I’ll notice that they will look at a house and it’s potential to make it their own. They have less fear of renovating and changing around the entire home, while picturing having children and investing in their future. They also, never look at a home to see if it will fit their needs for when they retire – since they will most likely move a few times before settling down.
Going out with 1st time home buyers in their 50′s was a totally different, but heart warming experience. My buyers were looking for a home that needed NO updating of any sort – a move-in ready home. They viewed every home noting if the laundry room was not in the basement – so there’d be no worry of having to go up and down a flight of steps – saving their knees. They preferred a smaller yard for less maintenance – saving their back. And they checked if each homes major parts were updated or renewed - so they’re not so worried about possibly having to deal with replacing the boiler or roof – saving their sanity and retirement fund! They also made sure it had a large enough dinning room, since their family no longer consists of mom, dad and 2 kids. Holidays for them is mom, dad, 2 daughters and their extended family!
Currently, I have approximately 35 people between my side of the family and my husband’s – I can’t even imagine when all our 5 children start adding on to their lives!
One of the towns we were searching in, was Bethel, Connecticut – approximately 1 hour from NYC. Bethel is a small, quaint town – neighboring the city of Danbury. It has a wonderful town center full of little shops and restaurants. Going through now, during Spring, it was nice to see everyone out on the sidewalks strolling, sipping coffee and biking.

LIFE AS A REALTOR – Realtor Open House Day (3)
Another Realtor Open House Day this past Wednesday. An associate of mine, Carolyn, and I attended a Marketing & Technology Seminar in White Plains, NY. The seminar was given by Realtor.com and was educational. Unfortunately, it took us over 30 minutes to exit the parking garage!
We made our way back into Brewster, NY – making it to only 1 Open House in Brewster – but well worth it. The home is was listed for $349,000. It’s backyard leads up to Tonetta Lake and the 2 car garage has been converted into a home office – perfect for home based entrepreneurs. Currently, the homeowner houses her clothing business for plus size designs, Love Your Peaches.
Looking to save lots on gas by just taking a few steps from your home to your office – AND – when it’s time for your lunch break, looking at this view can be inspiring.
Interested in viewing this home? Feel free to contact me for more information or to set up an appointment to tour this home, Tonetta Lake and the Village of Brewster – just minutes from Interstate 684.

Get Pre-Approved First – Then Go House Hunting!

Most buyers tend to start their house hunting on-line through sites like REALTOR.COM, TRULIA, and many other sites. Then, they may contact a Realtor, possibly the listing agent to an interesting home they’ve spotted on line.
The next thing they know, they’re scheduling an appointment to view homes and one day, it happens…
They find “the one” – their dream home, their casa or castle. They begin to picture themselves, their furniture and belongings in the home. They may even start picking out paint colors and think of where to place the furniture – getting more and more wrapped up in becoming a homeowner.
Then, they contact a mortgage broker – since their offer, after negotiating, was accepted – Yeah! Or maybe not. What if that house’s monthly payment isn’t affordable – what if their credit scores have changed - what if they need a bigger down payment? These are all questions that could sometimes be answered with a simple phone call.
With all the changes in the Mortgage Industry, contacting a mortgage broker or lender is crucial. It will save you much dissappointment and give you peace of mind while shopping for your first or next home.

Call me for a list of fantastic people to assist you in any and all questions that you may have. For now, check out DML Mortgage’s Link. Paula Ventura or David Litchman are great!
Does Heaven Need A Realtor?
Yesterday, while driving home from Poughquag, NY, I couldn’t help but notice how beautiful the sky looked. It was blue with large cotton ball clouds all around. By late afternoon, when the sun started going down, it’s rays lit numerous clouds making the sight breathless. Which then led me to think – DOES HEAVEN NEED A REALTOR?
Aussiegall – Flickr.com
Heaven goes on and on – it’s a never ending place of peace, happiness and beauty where I know my dad is. But with all this space, I wonder if there is someone, like a REALTOR Angel, in charge of showing where someone should “live”??

I’m thinking there’s no worry of choices since every inch of Heaven is beautiful – there is no price range – no need of staying within your commuting time. There’s no fear of falling behind on your mortgage or taxes – no fear of foreclosure. There’s no dreading of having to do the chores that come with homeownership and most of us really don’t care to do – like mowing the lawn, cleaning the gutters and painting.
As a compassionate Realtor, I put myself in my buyers shoes. Respecting their price range, hopefully minimizing the chance of them getting behind in their house payments. Being diligent in my search, sometimes looking in both states of Connecticut and New York and all 5 counties. Dedicating many hours as I am always available and committed to each and every client.
Why?? Maybe I’m a Realtor Angel in training.
Aussiegall – Flickr.com
Now, please note, I am in no rush to take on this position!! I hope to have many, many more years with my FAMILY and in a career that I absolutely love. Real Estate is part of my life – life here on earth. Which reminds me of a quote I once read – “The Best Investment on Earth, is Earth” by Louis Glickman 1957.

It’s Spring – Let’s Go House Hunting!
It’s official - SPRING has sprung! With beautiful weather here in Connecticut and New York on Saturday – it was a perfect day to go HOUSE HUNTING. I had the opportunity to go searching again with FIRST TIME HOME BUYERS in New Fairfield and Danbury, Connecticut.
Showing homes in nice weather makes even the gloomiest home look somewhat appealing. The sun shinning, the warm temperatures, flowers starting to appear, robins looking for food – you can’t help but feel good.
My BUYERS were clearly happy and are even considering 2 of the homes we viewed. Nice weather does put people in a good place… to look and BUY!
As a REALTOR, the Spring weather makes showing homes an even greater pleasure for me. There is no driving on icy roads, viewing – or trying to view snow covered yards. No starting in the late afternoon making it to only 2 homes - until it becomes pitch dark! AND my biggest issue – the COLD!
Unfortunately, 1 out of every 5 to 6 homes I’ve shown this past winter were VACANT and had little or no heat if they had been winterized. Brrrr!
There is a big difference in peoples attitude. I’ve noticed that buyers tend to keep their hands in their pockets, or arms folded because they’re cold – so – they don’t go around opening cabinets and look behind shower curtains. They don’t want to bother going to the basement and FORGET about going out to the deck to see the views. Way to cold – even buying them coffee and donuts midway doesn’t seem to help for long.
But, Ahh! SPRING! My clients check EVERYTHING out – from the “crawl space” to the attic. Sitting down in the livingroom, getting the “Feel” of the HOME. Then take walks, viewing the entire property and taking in the neighborhood.
During this time of the market, I am ALWAYS running late – and love it! Why? Because my BUYERS are HAPPILY taking their time and enjoying their search for their dream of becoming a HOMEOWNER.
