By doing your homework before you buy, you’ll feel more content about your new home.

1. Decide how much home you can afford

Generally, you can afford a home priced 2 to 3 times your gross income. Remember to consider costs every homeowner must cover: property taxes, insurance, maintenance, utilities, and community association fees, if applicable, as well as costs specific to your family, such as day care if you plan to have children.

2. Develop your home wish list

Be honest about which features you must have and which you’d like to have. Handicap accessibility for an aging parent or special needs child is a must. Granite countertops and stainless steel appliances are in the bonus category. Come up with your top-five must-haves and top-five wants to help you focus your search and make a logical, rather than emotional, choice when home shopping.

3. Select where you want to live

Make a list of your top-five community priorities, such as commute time, schools, and recreational facilities. Ask your REALTOR® to help you identify three to four target neighborhoods based on your priorities.

4. Start saving

Have you saved enough money to qualify for a mortgage and cover your downpayment? Ideally, you should have 20% of the purchase price set aside for a downpayment, but some lenders allow as little as 5% down. A small downpayment preserves your savings for emergencies.

However, the lower your downpayment, the higher the loan amount you’ll need to qualify for, and if you still qualify, the higher your monthly payment. Your downpayment size can also influence your interest rate and the type of loan you can get.

Finally, if your downpayment is less than 20%, you’ll be required to purchase private mortgage insurance. Depending on the size of your loan, PMI can add hundreds to your monthly payment. Check with your state and local government for mortgage and downpayment assistance programs for first-time buyers.

5. Ask about all the costs before you sign

A downpayment is just one homebuying cost. Your REALTOR® can tell you what other costs buyers commonly pay in your area—including home inspections, attorneys’ fees, and transfer fees of 2% to 7% of the home price. Tally up the extras you’ll also want to buy after you move-in, such as window coverings and patio furniture for your new yard.

6. Get your credit in order

A credit report details your borrowing history, including any late payments and bad debts, and typically includes a credit score. Lenders lean heavily on your credit report and credit score in determining whether, how much, and at what interest rate to lend for a home. Most require a minimum credit score of 620 for a home mortgage.

You’re entitled to free copies of your credit reports annually from the major credit bureaus: Equifax, Experian, and TransUnion. Order and then pore over them to ensure the information is accurate, and try to correct any errors before you buy. If your credit score isn’t up to snuff, the easiest ways to improve it are to pay every bill on time and pay down high credit card debt.

7. Get prequalified

Meet with a lender to get a prequalification letter that says how much house you’re qualified to buy. Start gathering the paperwork your lender says it needs. Most want to see W-2 forms verifying your employment and income, copies of pay stubs, and two to four months of banking statements.

If you’re self-employed, you’ll need your current profit and loss statement, a current balance sheet, and personal and business income tax returns for the previous two years.

Consider your financing options. The longer the loan, the smaller your monthly payment. Fixed-rate mortgages offer payment certainty; an adjustable-rate mortgage offers a lower monthly payment. However, an adjustable-rate mortgage may adjust dramatically. Be sure to calculate your affordability at both the lowest and highest possible ARM rate.

    Get prequalified for a loan and set aside funds, and you’ll be ready to purchase a foreclosed home.

    When lenders take over a home through foreclosure, they want to sell it as quickly as possible. Since lenders aren’t in the real estate business, they turn to real estate brokers for help marketing their properties. Buying a foreclosed home through the multiple listing service can be a bargain, but it can also be a problem-filled process. Here are five tips to help you buy smart.

    1. Choose a foreclosure sale expert. Lenders rarely sell their own foreclosures directly to consumers. They list them with real estate brokers. You can work with a real estate agent who sells foreclosed homes for lenders, or have a buyer’s agent find foreclosure properties for you. To locate a foreclosure sales specialist, call local brokers and ask if they are the listing agent for any banks.

    Either way, ask the real estate professional which lenders’ homes they’ve sold, how many buyers they’ve represented in a foreclosed property purchase, how many of those sales they closed last year, and who they legally represent.

    If the agent represents the lender, don’t reveal anything to her that you don’t want the lender to know, like whether you’re willing to spend more than you offer for a house.

    2. Be ready for complications. In some states, the former owner of a foreclosed home can challenge the foreclosure in court, even after you’ve closed the sale. Ask your agent to recommend a real estate attorney who has negotiated with lenders selling foreclosed homes and has defended legal challenges to foreclosures.

    Have your attorney explain your state’s foreclosure process and your risks in purchasing a foreclosed home. Set aside as much as $5,000 to cover potential legal fees.

    3. Work with your agent to set a price. Ask your real estate agent to show you closed sales of comparable homes, which you can use to set your price. Start with an amount well under market value because the lender may be in a hurry to get rid of the home.

    4. Get your financing in order. Many mortgage market players, such as Fannie Mae, require buyers to submit financing preapproval letters with a purchase offer. They’ll also reject all contingencies. Since most foreclosed homes are vacant, closings can be quick. Make sure you have the cash you’ll need to close your purchase.

    5. Expect an as-is sale. Most homeowners stopped maintaining their home long before they could no longer make mortgage payments. Be sure to have enough money left after the sale to make at least minor, and sometimes substantive, repairs.

    Although lenders may do minor cosmetic repairs to make foreclosed homes more marketable, they won’t give you credits for repair costs (or make additional repairs) because they’ve already factored the property’s condition into their asking price.

    Lenders will also require that you purchase the home “as is,” which means in its current condition. Protect yourself by ordering a home inspection to uncover the true condition of the property, getting a pest inspection, and purchasing a home warranty.

    Be sure you also do all the environmental testing that’s common to your region to find hazards such as radon, mold, lead-based paint, or underground storage tanks.

    Big and busy day today – Started out this morning by meeting my clients at the home they were purchasing in Mahopac, NY  - to do their walk through.  After making sure all was well – toilets flush, faucets for both hot and cold water run,  attic cleaned out, looked over the home inside and out - we were off to the closing in Bedford Hills, NY.

    What a gorgeous day out – in the 80′s – sunny, but comfortable.  So comfortable, we were able to turn the air off and open our windows for some fresh air!

    Worked from home again – drove Jonathan to meet with some of his friends at  Candlewood Lake Town Beach in New Fairfield – 5 minutes from home - to meet with some of his friends.

    Then I dropped our car rental off at New Fairfield Auto Body so that Enterprise can pick it up in the am – Oh, that Ford Focus will be missed!  When Joe gets back from Portugal, we will have to go car shopping and he’s insisting on a pick up truck.

    My Life as a Realtor – Day 32

    Day 32:

    Rain, rain, rain…  It came down as a heavy downpour and for quite awhile – flooding was everywhere, road blocks were up and even torn up roadways – it was crazy!  And where was I in this mess – ??  Putting up a new sign in front of my Brookfield listing.

    Before going to Brookfield – I went to our bank – HSBC in Brewster.  Then off to show a condo in Danbury – here’s the pretty water view in the complex – where it had just started to rain.

    After the sign was up, I went home – which took about 45 minutes instead of 15 due to the storm.  I picked up my youngest, Jonathan, and took him to the local barber – Roberts Barber Shop near the New Fairfield Post Office.  They always take their time and do a great job – better yet, with my crazy schedule, walk-ins are welcome.  Then off to Shaw’s and… I couldn’t resist – since Joe is in Portugal – we had Chinese for dinner – Yum!

    My Life as a Realtor – Day 10

    Day 10:

    Late morning appointment in New Fairfield, CT with past clients that are looking into selling their home.  I was their selling agent almost 2 years ago.  What a pleasure it was to see them again, and to see the improvements they’ve done to their home.

    Drove up to my listing in Brookfield, CTwent to put up my yard sign and lockbox.  My brother lives just a few minutes away, so I stopped and visited with my sister-in-law, Leia,  and the kids.  I was also their selling agent.  It’s always a pleasure to visit with them since they’re always making improvements and Leia has such awesome ideas that she inspires me.  Currently, she motivating me to paint my kitchen cabinets. I’m almost there….  just need one more push - well, one more BIG push!

    While I was visiting with the kids and meeting Taffy, their new kitty, the wind started to kick up and it got so dark within such a short amount of time.  As I was talking with Leia in the kitchen, I heard a loud sound and could see the trees move and shake along with what seemed like a dark gray cloud move across the yard – Bam!  The rain and wind hit the house.  I flew to my car – since I realized I had left both windows open, and had to drive home, drenched and barely able to see anything!  Very scary!

    Afterwards, Matt, our most fantastic computer guy, delivered my daughter, Sara’s, new mini-Dell computer and took my Melissa’s computer to have a look since it’ s been over heating.  Then, I unfortunately had to deliver bad news to clients that the offer they submitted on a foreclosure was not happening since the bank accepted another offer.  That is the part I do not like about my job, being the bearer of bad news.

    I also spoke with clients that just closed on their house 2 weeks ago.  The sellers rented out until the end of the month and my clients are excited about moving in this weekend.  I’m happy that they’ll be New Fairfield neighbors of mine.

    Busy day promoting my new listing on my Blog, Trulia, Zillow, Active Rain and Listing Book in New York & Connecticut.  Still waiting, but no news from the bank regarding an offer on a foreclosure and another bank regarding an offer on a short sale.

    Kids are enjoying their summer vacationMelissa is busy working 2 jobs and taking summer classes at West Conn, David is having a blast with friends, today he called from North Carolina,  Amanda loves reading her books, Sara is feverishly excising – I swear she does enough for her and me! And Jonathan is a night owl like me – up late on the computer, except I’m working and he’s playing.

    Did a few errands, phone calls, e-mails and made a yummy dinner- Chicken with red peppers, zucchini and fresh green beans from my mother-in-laws garden – added some potatoes and salad…. and a glass of red wine – as Julia Child would say, “Bon Appetit!” – I am so looking forward to seeing the movie – “Julie & Julia”

    It’s Wednesday – Hump Day – Yahoo!  Allstate Insurance adjuster came over to view some smoke damage in our home.  Before he arrived, I make sure all the rooms were as neat as a pin – I have a bit of OCD – always have, always will.

    Worked on a CMA for past clients that may be interested in selling their home.

    Big day today – my First Time Homebuyers CLOSED on their HOME!!  They have been through many ups and downs and I am so happy for them that this day has finally arrived.  The town of Wingdale in New York, now have new – wonderful residents.

    This morning I continued working on my new listing – downloaded all the photos last night - today is the fun part of filling in all the forms needed to input the listing on the Multiple Listing Service in 2 states since I am licensed in New York and Connecticut.

    Early this afternoon, I met with clients – we viewed a Foreclosure in Danbury, CT… there is some interest and I’m not surprised since the condition wasn’t the usual foreclosed homes I’ve viewed.  They are first time homebuyers and really nice – I hope it works out for them!

    Since I was in Danbury – made a quick trip to Best Buy – I had called earlier to make sure they had what I was looking to purchase – they did, and they put it aside for me – my own personal shopper… cool!
