Yeah it’s Friday! I know, your confused – today is Sunday – but because of being busy, I am behind in my daily posts.
So, Friday – pouring rain – all day long…

I put up my Century 21 VJF Realty For Sale Sign and looked like a wet dog by the time I was done. I did have a good laugh when I looked in the rear view mirror and notice my mascara had run!

Finished up some work – both for Real Estate and home – then I was off to Danbury, CT to meet with an appraisor for my clients property – a foreclosure – that they are looking to purchase.

Then stopped at A & P in Danbury, CT for groceries and mums. Yes, I am slowly adapting to the fact that fall is a comin!

Day 51:
Another busy day – I’m getting behind in my posts and that makes me unhappy.
Being busy is appreciated – and I really don’t know how to sit still!
On this 51st day, I did alot of driving around with our little rental car from Enterprise- Chevy Colbat

Since Joe has decided to paint our kitchen cabinets- yes, I know, I had said I was going to do it during his visit in Portugal – but never did! So, off to Home Depot in Danbury I went…
Bought some paint, primer and brushes
Dropped everything off at home where Joe had already started to remove cabinets, hinges, knobs and sanding everything down. I then dashed to Shaws for more grocery shopping….

Ran home, made lunch, made phone calls, sent e-mails, made appointments and was so excited about our kitchen redo!

Lots of running around today – 1st Joe and I went to the Savings Bank of Danbury in New Fairfield, CT to have some documents notorized for Allstate – yes, we are still working on our claim for Joe’s car that got totalled.

Then went to show a home in Carmel, NY - stopped at the office – then food shopping at A & P – back home – then off to Enterprise to rent a car… again!

Today, Sunday, I had a morning appointment in Brewster, NY – One house and one land listing – then we made our way into New Fairfield, CT to view new construction ~ CLICK ~

Then home for lunch with the kids – and back out into Danbury to finish up our school shopping - or at least I hope to finish up – at Staples. Also stopped at WallMart to buy Jonathan and David each a soccer ball and to Bob’s for sneakers and shorts for Jonathan.

After dropping off the boys, I went to show my listing in New Fairfield ~ CLICK ~ to very nice folks that had seen my For Sale sign.

When I arrived home – the kids gave me the great news that we had no electric. My neighbor called and that confirmed that our entire block was out. It was still daylight, but I made sure to have candles and matches ready. Although, it wasn’t necessary, since in less than 2 hours, the electric was back on – Yahoo!
I got back to work – and at around 9:30 last night – BLACKOUT – no electric again. I could hear the utility trucks going up and down our block, so I knew the problem was being worked on. And after just a short time, all was back on again.

Day 45:
Interesting day today. Things are thankfully moving along with my clients offer on a Foreclosure. Met with my other client to get his signature for a price reduction. A beautiful home – with water views of Ball Pond in New Fairfield – the listing price is now…. CLICK here to find out!

Then off to Brewster to the office – and a trip to A & P , the HSBC Bank and Rite Aid and to gas up.

While I was in A & P - a client – who I assisted in purchasing her home in Patterson – called to have me send her a listing for a friend. It was very nice to hear from her again. I always like when clients call or e-mail from time to time with an update on how things are going in their new home – always a pleasure.

When I arrived home, that’s when all the fun began…. Asthma kicked in full force and since it’s been acting up alot lately, I called my Doctor – too late, her office was closed – so off to Danbury Hospital – Melissa drove and I thought it would be to get a simple injection of steroids. Well, the joke was on me – when hearing that my chest felt as though someone was sitting on it – they whisked me off into a room in the ER – gave me a gown - a gown I thought! I just want an injection – but that wasn’t happening – an EKG, Blood Work and a Chest X-Ray later – I was finally given my shot and discharged – Whew! Although, I must admit that it was better to be safe, and now I have peace of mind knowing my heart and lungs are fine – no issues. Also, Melissa and I had a few laughs when one of the nurses came in with a tray a food. I really thought I wasn’t going home any time soon!

After being well taken care by ALL of the Danbury Hospital Staff – Melissa drove me home. Poor thing still had to go into work at around 9:30 til after midnight to help straighten up and get the store ready for tomorrow - Hollister at the Danbury Fair Mall. I ate some dinner, then went to my clients home to change the listing price on the sheets that are placed in a brochure box near the For Sale sign outside for any interested pass-byers. I couldn’t wait until tomorrow – so off Amanda and I went at 10:15 in the evening – it would have bothered me that I did’nt go.

Day 32:
Rain, rain, rain… It came down as a heavy downpour and for quite awhile – flooding was everywhere, road blocks were up and even torn up roadways – it was crazy! And where was I in this mess – ?? Putting up a new sign in front of my Brookfield listing.

Before going to Brookfield – I went to our bank – HSBC in Brewster. Then off to show a condo in Danbury – here’s the pretty water view in the complex – where it had just started to rain.

After the sign was up, I went home – which took about 45 minutes instead of 15 due to the storm. I picked up my youngest, Jonathan, and took him to the local barber – Roberts Barber Shop near the New Fairfield Post Office. They always take their time and do a great job – better yet, with my crazy schedule, walk-ins are welcome. Then off to Shaw’s and… I couldn’t resist – since Joe is in Portugal – we had Chinese for dinner – Yum!

Day 25:
Today, Sunday, I had an inspection in Danbury on a Foreclosure. Nice home and if my clients are able to renovate as planned, it will be even nicer!
But, just in case, we went and viewed 2 other homes in Danbury. One of the homes was a 1940′s ranch with beautiful, original moldings and doors with crystal knobs.
Afterwards, I was off to Home Depot – also in Danbury
I purchased a Hampton Bay ceiling fan for our kitchen – our current one isn’t working properly.

Then home, where I made lunch – made appointments to view homes tomorrow and once again… went grocery shopping at Shaw’s. Amanda came with me and before shopping, we took care of a ton of recycling.

Day 24:
After a good night sleep – all 5 1/2 hours! I started the day with calls from agents and clients – fed the critters, took care of some house cleaning and started some work on the computer until – no internet connection! Oh, no – no – no… that is not good. My lap top, cell phone and camera are my life, my life as a Realtor. So, after attempting to repair the service myself, and saying a few nice-so-nice words, I called Charter Cable and within minutes, service was on and I got back to work… for only 20 minutes!

David had to be at Putnam Hospital for post-op work for his surgery on Monday.

Dropped David off at home, picked up my client to view 2 homes in New Milford and Danbury. 2nd appointment was canceled - I was doing another agent a favor.
Was very happy to see my new listing in New Fairfield come on the market. While I was out with the homeowner searching for a new home, her listing was e-mailed to me, which I viewed on my phone.

Day 10:
Late morning appointment in New Fairfield, CT with past clients that are looking into selling their home. I was their selling agent almost 2 years ago. What a pleasure it was to see them again, and to see the improvements they’ve done to their home.

Drove up to my listing in Brookfield, CT – went to put up my yard sign and lockbox. My brother lives just a few minutes away, so I stopped and visited with my sister-in-law, Leia, and the kids. I was also their selling agent. It’s always a pleasure to visit with them since they’re always making improvements and Leia has such awesome ideas that she inspires me. Currently, she motivating me to paint my kitchen cabinets. I’m almost there…. just need one more push - well, one more BIG push!

While I was visiting with the kids and meeting Taffy, their new kitty, the wind started to kick up and it got so dark within such a short amount of time. As I was talking with Leia in the kitchen, I heard a loud sound and could see the trees move and shake along with what seemed like a dark gray cloud move across the yard – Bam! The rain and wind hit the house. I flew to my car – since I realized I had left both windows open, and had to drive home, drenched and barely able to see anything! Very scary!
Afterwards, Matt, our most fantastic computer guy, delivered my daughter, Sara’s, new mini-Dell computer and took my Melissa’s computer to have a look since it’ s been over heating. Then, I unfortunately had to deliver bad news to clients that the offer they submitted on a foreclosure was not happening since the bank accepted another offer. That is the part I do not like about my job, being the bearer of bad news.

I also spoke with clients that just closed on their house 2 weeks ago. The sellers rented out until the end of the month and my clients are excited about moving in this weekend. I’m happy that they’ll be New Fairfield neighbors of mine.

Busy day promoting my new listing on my Blog, Trulia, Zillow, Active Rain and Listing Book in New York & Connecticut. Still waiting, but no news from the bank regarding an offer on a foreclosure and another bank regarding an offer on a short sale.
Kids are enjoying their summer vacation - Melissa is busy working 2 jobs and taking summer classes at West Conn, David is having a blast with friends, today he called from North Carolina, Amanda loves reading her books, Sara is feverishly excising – I swear she does enough for her and me! And Jonathan is a night owl like me – up late on the computer, except I’m working and he’s playing.
Did a few errands, phone calls, e-mails and made a yummy dinner- Chicken with red peppers, zucchini and fresh green beans from my mother-in-laws garden – added some potatoes and salad…. and a glass of red wine – as Julia Child would say, “Bon Appetit!” – I am so looking forward to seeing the movie – “Julie & Julia”

It’s Wednesday – Hump Day – Yahoo! Allstate Insurance adjuster came over to view some smoke damage in our home. Before he arrived, I make sure all the rooms were as neat as a pin – I have a bit of OCD – always have, always will.

Day 2:
This morning I continued working on my new listing – downloaded all the photos last night - today is the fun part of filling in all the forms needed to input the listing on the Multiple Listing Service in 2 states since I am licensed in New York and Connecticut.

Early this afternoon, I met with clients – we viewed a Foreclosure in Danbury, CT… there is some interest and I’m not surprised since the condition wasn’t the usual foreclosed homes I’ve viewed. They are first time homebuyers and really nice – I hope it works out for them!

Since I was in Danbury – made a quick trip to Best Buy – I had called earlier to make sure they had what I was looking to purchase – they did, and they put it aside for me – my own personal shopper… cool!

My Life as a Realtor – Day 1
I’ve decided to embark on a journey of writing everyday for a year about my Life as a Realtor. Some days will be of appointments will clients looking to either sell their home, or looking to purchase one. Other days will be filled with lots of hours on my laptop in the office or at home - Sending listings to clients, Researching the market in and around our area as well as the country - Searching the Multiple Listing Service in both New York and Connecticut to see what listings are new or reduced – Updating my networking sites on Twitter and FaceBook - Posting on my Blog – Previewing homes during Realtor Open House days – and – Lots of phone calls! This will all happen in-between my home life with my hubby, 5 children and all our pets!
Day 1:
Spoke with another agent regarding a referral – although nothing much came up in the desired price range. Posted on my Blog and set up an appointment with a friend to list her home in Brookfield, CT this evening.
Viewed homes during Realtor Open House Day with Carolyn and Eva – agents in my office, Century 21 VJF – Carolyn was kind enough to drive, again.

Flew to do errands after open houses, including the supermarket to pick up burgers for a quick dinner – called the kids and designated each to do a job to get dinner done quickly since I had, oh… 15 minutes to drop off the groceries and high tail it to Brookfield. I get home and of course, the kids have everything under control – one great thing about having lots of children! Selling in the Spring Market

If your considering SELLING in the SPRING MARKET – wonderful! Warmer temperatures, longer days, flowers peeping from the garden and NO MORE SNOW!! SPRING is a great time to LIST your home!
As a REALTOR, putting a home on the market involves many things:
> Doing a CMA – COMPARATIVE MARKETING ANALYSIS – Here we view your home to compare it to similar homes that are currently on the market, pending a closing and most importantly, those that have sold in the past few months.
> Upon receiving the LISTING, forms are signed and agreements are made – listing time length, commission amount, number of Public Open Houses to expect, marketing material and other items which should also have been discussed during the CMA.
> And before taking photos and video for the virtual tour – Going over how to show your homes best potential by DECLUTTERING, CLEANING, and ORGANIZING.
Bring out that handy tool box. A screwdriver, glue and touch-up paint goes a long way. Don’t give a potential buyer many “To Do” things. Walk around your home and try looking at it through a buyers eyes. Take your own photos and see what needs to be changed or packed away. Also, invite a friend or family member who doesn’t live in your home to “pretend” he’s a buyer. Just remember not to get upset when they tell you to pack away your 152 collection of Unicorns – maybe leaving out 3 of your favorite will make it easier.
A helpful way is to remember to appeal to all 5 senses:
SIGHT- organized, clean, decluttered, bright, and a neutral color palate with touches of color here and there by using flowers, candles and throw pillows.
SMELL – Use candles cautiously, bake cookies – which also helps with TASTE - who’s mouth wouldn’t water while smelling freshly baked chocolate chip cookies? And better yet – leave out a few! You can also use Plug-ins or dab light bulbs with vanilla, anything that smells good. But please remember, if you haven’t cleaned the kitty litter or thrown out the smelly garbage – none of this will really help.
HEARING - Soft music playing in the background will help buyers feel relaxed. But watch your choice of music and don’t have it on too loud.
TOUCH- have counter tops, door knobs and handles clean. No one likes to have sticky fingers when they go to open a cabinet – and yes, they will open them along with closets.
> Once an agent has a listing – the fun begins! Many PHOTOS are taken along with a Virtual Tour VIDEO. In my office, we use a professional company and I also take numerous photos for my Blog and many other sites that I advertise my listings on. Most people will first view a home on-line or through a still photo in a Real Estate flyer or brochure – so GOOD photos are important!
Then, the SHOWINGS begin! – along with a REALTOR OPEN HOUSE and PUBLIC OPEN HOUSES. Hopefully, you’ll have enough notice before a showing to spruce up – but if you don’t, there’s nothing wrong with shoving your teenagers dirty laundry under his bed. It’s better than having it piled on the floor and viewed by a potential buyer.

GETTING TO KNOW ME
As a full time REALTOR in Westchester, Putnam and Dutchess counties in NEW YORK – and Fairfield and parts of Litchfield counties in CONNECTICUT , I am very pleased to have the opportunity to share my passions on REAL ESTATE, FAMILY, PETS, anything and everything in and around a HOME – including COOKING, MOVIES, MUSIC and more!
I have been married for 25+ years to my wonderful husband Joe. We have 5 children – Melissa, David, Amanda, Sara and Jonathan. After waiting anxiously – for almost 17 years, being home with my kids for 10 and a Nursery school teacher for 7 years – I FINALLY became a Licensed Realtor – first in Connecticut - where my family and I live – and then in New York – where my office, Century 21 V.J.F. Realty is located.
I was born and raised in Mt. Vernon, New York. My parents, who came to the US from Portugal, were extremely hard working – with even stronger ethics on being good to everyone – everywhere – period! “Faz bem, nao olhes a quem.” This has been instilled in me all my life, which has made me the mother, wife, daughter, sister, friend and the REALTOR I am today.
